We were extremely lucky to have found Nuria as our real estate agent, to help us find our first home. Before meeting Nuria we were unsure of what to expect in going through the process of looking for and buying our first home. After contacting Nuria through a well placed ad in the ‘resale homes’ guide we began the process of looking for our first home, which was easily one of the most enjoyable and exciting purchases of our lives. Nuria was all that we could have asked for in an agent. Nuria was very easy to talk with, especially knowledgeable of the real estate market and listened to us very intently when explaining what we wanted in a home. After only two days of viewing about 10 homes we were already prepared to make offers on two separate homes, one of which we ended up buying through multiple bids.

Believe it or not, it only took that one day of looking for us to find the house that we eventually purchased. During that day of looking, Nuria gave us lots of things to think about when purchasing a home. Also, having gotten to know both what my husband and I liked, she pointed out many things, structural and cosmetic, good and bad, about the listings that we were seeing. She offered advice when asked and freely shared all her knowledge with us. She was not at all pushy or impatient with us. In fact, I believe she was a calming factor that day (especially for my husband). The day ended in success. We had fallen in love with a house. Coincidentally, the house was a listing that Nuria added to our day because she had a feeling that we would like it. How right she was.
The offer went smoothly. Nuria’s calmness prevailed and a deal to purchase our home was quickly agreed upon. Nuria’s help didn’t stop there. Being a first time homebuyer, we didn’t know any house inspectors and didn’t even have a lawyer. Luckily for us, Nuria helped us arrange for an inspection and she even gave us a few recommendations for lawyers. What would we have done without Nuria!

We decided to relocate in August of 2004. After we initially called Nuria, she kept in touch with us on a regular basis with updates about houses in our price range and desired neighbourhoods. As there were many neighbourhoods that we were willing to consider this was quite a lot of work for Nuria. The best part of working with Nuria was that she listened to us. Our needs and requirements were first and foremost in her mind.
When we found a house that we fell in love with, Nuria was an excellent negotiator. The house had only been on the market for three days and showed extremely well. Nuria was able to secure the property for us while avoiding a bidding war even though there were other offers pending that same day.

When I first listed my house with Nuria, I did not want to listen to her ‘Marketing Strategy’ that would allow me to generate more offers and a possible bidding war. My brother, living in a different part of the city, was very skeptical about her ways. We put the house on the market ‘our way’ and within a week Nuria told me that it was best to terminate the listing and re-list it ’her way’. She had no problem canceling the listing and re-listing it all over again. This time the house sold within a week and for $33,000 over asking price. As a home renovator I have come to learn that not all homes will turn a profit after renovation. The key is to find the right home in the right location for this process to work properly. Even more important is to find the right realtor who will work for you and ensure you will make a profit after the sale. Nuria was recommended to me by a mutual acquaintance. Upon meeting Nuria, I realized that this little lady was full of energy and very committed to her trade. I have now completed 3 successful renovation projects and look forward to the next one.
